Terms & Conditions
1.
At the time of registration, Sales and construction Agreement
will be executed between the Promoter and the Owner.
2. Once allotted
and agreement signed, the prices are firm. All payment by
demand Draft/ local cheques in favor of Realty Property Planners
payable at Ernakulam.
3. Possession shall
be given to the customer only after settling the dues to the
company.
4. The concept of
transaction shall be sale of land / land share on the condition
that promoter only shall be undertaking the construction utilizing
the funds to be made available by the owner through advances.
5. On completion
of the construction the company shall arrange legal transfer
of the property/ land share in favor of the owner at the cost
of the latter which shall be subject to the owner paying all
the outstanding dues to the company.
6. The measurements/
specifications given in the brochure shall be subject to minor
variations, if such changes are warranted to statuary requirements
which shall not be objected by the owner.
7. Villas are constructed
by the Realty property planners and handed over to the owners
on fulfilling the agreement obligations by the parties concerned.
The maintenance responsibility will rest on the buyers.
8 . Maintenance
charges for common amenities should be paid by the owners
9. Besides the payment
of the construction cost in the manner incorporated in relevant
schedule in the agreement, the Owner has to bear the following
expenditure
a. electrical/ water
connection deposits/ charges, expenses towards electrical
transformer/ generator power cabling, KSEB deposit against
energy meter installation and any statutory fees.
b. The Works Contract
tax related to the construction a per the prevailing rules.
c. Service tax as
per the prevailing rules.
d. Building tax,
corporation Tax, any other taxes/ levies existing or likely
to be paid on account of the construction of the villa allotted.
10.
Once booked and confirmed, owners is not normally expected
to cancel. In the event of cancellation, the amounts advanced
shall be refunded with out any interest; but only after re-allotment
of the villa/plot
Note: Realty Property Planners reserve the right to make minor
changes in the dimensions and specifications during the execution.
The builders reserve the right to take up and execute any
part of the common facilities in accordance with their priorities
